SOUTH ELM is a unique fin the market place.  It allows allows non-accredited and accredited investors to directly participate in real estate investment loans on a fractional basis via short-term, high-yield returns backed by real estate. Borrowers access flexible, quick, and reasonably priced capital.  Investors can earn returns of 8.5% to 18%.

The Process:  A real estate investor, (AKA “borrower”), secures a loan through SOUTH ELM to finance a residential real estate project. To secure funding, that borrower submits a loan application and we review and underwrite the loan.

Our team works with the borrower to structure the loan to the project. The loan is then underwritten and assigned a grade and interest rate. The proceeds and performance of these investments are tied to the individual loans we decide to fund.

You fund your SOUTH ELM Invest Account in any amount you choose and can invest after your funds post in 4 to 5 business days.

Once a loan is fully funded, a closing is initiated with the borrowers team. The loan closes, the borrower draws money according to a rehab schedule, and completes the renovation or construction. The property is then sold or refinanced. At closing the borrower repays investors via SOUTH ELM. A lump sum of principal invested plus interest earned is deposited into your SOUTH ELM Investor Account. The balance in your SOUTH ELM Investor Account can be withdrawn or reinvested in other projects.
